1683 Juanita Ave, Youngstown, OH 44504

$27,500 Spacious six-bedroom, two-bathroom brick home situated on a corner lot in Youngstown’s Historic North Side District. Offering 2,034 square feet of living space on a 7,492 square foot lot, this property features generously sized rooms and three fireplaces throughout.

The interior has been fully cleared down to the studs, providing a blank canvas for immediate renovation and customization. Approximately 95% of the exterior is solid brick, and the exterior grounds are clean, cleared, and well maintained. A new city water main was installed in 2025.

Conveniently located just minutes from Youngstown State University, downtown Youngstown, major shopping corridors, St. Elizabeth Hospital, Mercy Health clinics, and with easy access to Interstate 80 and Route 680.

I had AI update some photos to show renovated, well-lit views that incorporate a period-accurate color palette from the 1920s, including deeper greens, warm creams, and rich wood tones.

Here is a breakdown of the specific renovations in this AI updated view:

  • Period Colors: We’ve used common 1920s interior colors, including a sage green for the main hallway and staircase walls, and a muted, warm cream for the adjacent room and trim.
  • Staircase Restoration: The central stairs have been refinished with dark oak treads and painted risers, complemented by a classic Arts and Crafts style dark wood balustrade and newel post.
  • Finished Walls and Ceiling: All the exposed studding has been replaced with smooth plaster walls. Period-correct wide baseboards and door casings have been added throughout, and the ceiling features deep-profile crown molding.
  • Lighting: In addition to maximum natural light from the windows, a period-appropriate flush-mount fixture with a detailed brass and glass design has been added to the main ceiling, creating a warm, inviting glow.
  • Refinished Elements: The existing vintage cabinet in the side room has been refinished to its original quality, and the antique wooden secretary by the stairs has been restored. New dark hardwood flooring has been installed throughout the space.

Potential Trade-Offs & Rehab Considerations

  • Exterior/Setback Upkeep: Corner parcels require significantly more sidewalk maintenance and setback landscaping, along with higher exposure to street traffic.
  • Fencing & Privacy Constraints: If the goal is a private rear yard, local zoning usually enforces stricter setback requirements for corner lot fencing on the side street side.
  • Plumbing & Service Line Routing: While a new city water main was run in 2025, verifying main lateral tie-ins and sewer drop points on a corner lot is critical before closing out underground mechanical plans.

Here is a breakdown of property values and market trends in the North Heights / Crandall Park area of Youngstown (ZIP code 44504) where 1683 Juanita Ave is located.

Neighborhood Overview (44504 / North Heights)

  • Median Neighborhood Home Value: ~$115,000 to $135,000
  • Typical Price Per Square Foot: $60 – $75/sq ft for move-in ready properties.

Nearby Property Values & Recent Comps

The immediate surrounding streets (Alameda Ave, Crandall Ave, Catalina Ave, and Norwood Ave) offer a solid snapshot of how values split based on condition:

1. Unrenovated / Shell / Heavy Rehab Homes ($25k – $60k)

Properties requiring major overhaul or offered as shell/gutted conditions trade in a tight lower range:

  • 413 Alameda Ave: Listed/Pending around $30,000 (5 bd, 2,600+ sq ft).
  • 424 Crandall Ave: Sold around $50,000 (3 bd, 1,600 sq ft).
  • 153 W Warren Ave: Asking $42,000.

2. Mid-Tier / Updated Standard Homes ($80k – $150k)

Homes that are fully functional, updated, or turnkey rentals/family homes typically sit here:

  • 409–431 Alameda Ave: Tax values and estimates range $94,000 – $110,000.
  • 456 Norwood Ave: Listed around $109,900.
  • 457 Crandall Ave: Valued around $94,000 – $97,000 (4 bd, 2,500 sq ft).
  • 442–446 Catalina Ave: Valued between $150,000 and $165,000.

3. High-End / Historic / Larger Restorations ($180k – $300k+)

Certain streets near Crandall Park feature larger 1920s historic builds that command higher valuations when fully restored:

  • 373 Redondo Rd & 393 Redondo Rd: Estimated at $220,000 – $223,000.
  • 377 Catalina Ave: Estimated at $269,000 (4,300 sq ft).
  • 455 Redondo Rd: Listed around $305,000.

What This Means for 1683 Juanita Ave

  • Rehab Potential (ARV): Because it is already gutted to the studs, a clean layout build-out in this 2,000+ sq ft footprint could target an After Repair Value (ARV) between $110,000 and $140,000, assuming modern mechanicals (HVAC, plumbing, electrical) and turn-key interior finishes.
  • Current Listing Price: $28,000 (~2,034 sq ft, built in 1920).

Here’s how being on a corner lot impacts 1683 Juanita Ave and its overall market position:

Key Lot Specifications

  • Lot Size: ~0.17 acres (7,492 sq ft).
  • Layout: Corner placement at Juanita Ave and standard neighborhood parcel sizing.
  • Exterior Features: ~95% solid brick shell, attached/semi-detached brick garage structure, and a clean, cleared exterior lot. A new city water main line was also installed in 2025.

Corner Lot Advantages for this Specific Project

  1. Increased Natural Light: Corner lots lack an adjacent home on one side, which drastically increases daylight exposure—especially valuable for a 2,034 sq ft, two-story build-out when planning window framing and floorplan layouts.
  2. Access & Utility Planning: Having dual street frontage makes staging construction materials, utility service connections, and contractor parking far easier during heavy mechanical and structural rehab.
  3. Curb Appeal & Value Ceiling: In the Historic North Side District, corner homes with clean brick lines naturally carry stronger presence. When restored, a prominent corner location generally sits at the higher end of the mid-tier comps ($125,000 – $145,000+ ARV).

  1. So far I’m roughly estimating what a decent rehab should be for this. Some numbers roughly include: Floors $20k, HVAC $24k. Not much for fixtures, walls, trim etc. Reality check ✅
